Important information
The building permit is an urban planning authorization issued by the town hall of the municipality where your project is located.
A building permit is required for the construction of a detached house of more than 20m2.
Obtaining a building permit for your project is a prerequisite for its construction.
The use of an architect is compulsory, except in exceptional cases in which you can compile this file yourself (see terms and conditions on the service-public.fr site - section "Housing - Planning permission").
To assist you in these administrative procedures, we offer the optional “Building Permits” kit and put an HMONP architect at the service of all your projects.
What is work damage insurance or guarantee
- Its purpose is to guarantee the reimbursement or repair of disorders covered by the ten-year guarantee without waiting for court decisions.
- The company providing this guarantee must have the necessary work determined by a single expert.
- It is up to her to turn against the person (s) responsible for the disorders found.
- The starting point of the guarantee begins at the end of the first year following the reception of the works, it thus takes the continuation of the guarantee of perfect completion and ends at the end of the ten-year guarantee.
- It guarantees the owner who had the work done, but also the following owners within the limit of the duration of the ten-year guarantee.
- This insurance has a mandatory nature, its non-subscription can lead to difficulties in obtaining a bank loan and in the event of resale of the property during the ten-year guarantee period.
What is ten-year guaranteed insurance
- The ten-year guarantee, also called ten-year civil liability insurance or even ten-year insurance, aims to cover for a period of ten years the repair of damage observed after receipt of work related to buildings.
- It is provided for by law, in article 1792-4-1 of the Civil Code.
- This insurance protects the "consumer" by guaranteeing the beneficiaries of the work to be covered and compensated in the event of damage related to the solidity of the frame or which prevents its normal use.
- This period starts from the signing of the acceptance of the works, that is to say at the official end of the works.
What does the shell mean the parts of a construction which constitute its framework and which include both the load-bearing elements which contribute to the stability or solidity of the building and all other elements which are integrated into them or form a body with them as well as the elements which provide the enclosure, the cover and the watertightness to the exclusion of their movable parts.
The second work brings together all the elements not participating in the supporting structure of a structure and which makes a structure habitable. These are the finishes that allow to equip and furnish the house.
This includes electricity, plumbing, waterproofing, insulation, partitions, flooring, paint.
